The biggest mistake Lodha buyers make is applying for the home loan after booking. Lodha requires a down payment within 30 days of booking — if your loan isn’t pre-approved, you risk losing the booking amount while scrambling for finance.

Eligibility by Project — How Much Income You Need

Dual income households: Combined income applies. A couple earning ₹18 LPA + ₹16 LPA = ₹34 LPA combined — eligible for Magnus 3 BHK.
Tax benefit: Section 24(b) allows deduction of up to ₹2L/year on home loan interest for self-occupied property. For under-construction (Panache, Magnus, Altero), the deduction is available in 5 equal instalments post-possession.

Pre-EMI Strategy for Under-Construction Lodha Projects
For Panache (March 2027), Magnus (June 2027), and Altero (June 2030), you pay Pre-EMI during construction.
How Pre-EMI works:
- Bank disburses loan in tranches as Lodha requests (construction-linked)
- You pay interest only on the disbursed amount
- Full EMI begins from the month of possession

The Pre-EMI trap: Many buyers budget for Pre-EMI but forget to plan for the full EMI jump at possession. The full EMI (₹1,21,300) is significantly higher than late-stage Pre-EMI (₹79,333). Ensure your salary growth covers this by possession.

Eligible Projects for NRI Loans

Repatriation at Exit
When an NRI sells a Lodha property and repatriates funds, the repatriation limit is USD 1 million per year (from NRE account). Long-term capital gains tax (post-2 year hold): 20% with indexation. TDS by buyer: 20% at source (can claim refund if actual tax rate is lower).
