The Possession Timeline for Panache

Lodha Panache’s RERA possession date is March 2027. With construction at finishing stage in late 2026, here is what the next 6 months look like for buyers.

October–November 2026: OC application submitted by Lodha to PCMC December 2026–January 2027: OC granted (if no queries from authority) January–February 2027: Pre-possession inspection invitations sent to buyers March 2027: Possession letters issued; staggered handovers by tower


Step 1: Pre-Possession Inspection (2–4 Weeks Before Keys)

Lodha will invite you for a pre-possession inspection before issuing the possession letter. This is your opportunity to raise a snag list — a written record of defects that need rectification before you take possession.

Inspection Checklist

Flooring:

  • No chips, cracks, or broken tiles
  • Uniform laying — no lippage between tiles
  • Grout is uniform and fully filled
  • Verify flooring specification matches your agreement (make/grade/size)

Walls and Ceilings:

  • No cracks in walls or ceiling
  • Paint is uniform — no brush marks, drips, or patchy finish
  • Ceiling height matches agreed specifications
  • No water stains suggesting leakage

Doors and Windows:

  • All doors open and close smoothly — no binding
  • Door frames are plumb (vertical) and level
  • Window frames have no gaps
  • Window safety grilles installed as per spec
  • Balcony door locks function correctly

Bathrooms:

  • All fixtures installed (EWC, basin, shower, geysers)
  • Flush cistern working
  • No dripping taps
  • Drain trap installed (prevents sewer smell)
  • Tile grouting complete

Electrical:

  • All MCB switches in your unit’s DB box
  • Test all sockets (phone charger test is sufficient)
  • Light fittings in common areas (if applicable)
  • Check if metre board is installed

Kitchen:

  • Platform height consistent
  • No chips in granite/stone
  • Sink installed and drain connected
  • Exhaust fan provision point available

Balcony:

  • Waterproofing applied to balcony floor
  • Parapet wall height meets safety norms (minimum 900mm)
  • External drain outlet clear

Step 2: The Snag List Process

Write down every defect, photograph it with timestamp, and submit the snag list in writing to Lodha’s customer relations team.

Lodha’s process: They have a Customer Relations Officer (CRO) assigned per tower. The CRO acknowledges the snag list and provides a rectification timeline — typically 15–30 working days for minor snags.

Escalation: If snags are not rectified within the committed timeline, escalate to Lodha’s customer service head in writing (email). Keep all communication in writing for documentation.

Do not take possession before major snags are resolved. Minor cosmetic issues can be resolved post-possession; structural, waterproofing, or utility-related issues must be fixed before you sign.


Step 3: Payment Clearance Before Possession

Before Lodha issues the possession letter, all outstanding payments must be cleared:

  • Final possession instalment (typically 10% on possession)
  • GST balance (if any adjustments)
  • Society advance maintenance (typically 3–6 months upfront)
  • Electricity metre security deposit
  • Society corpus fund contribution

Obtain NOC from your bank (if home loan) confirming the bank’s no-objection to possession.


Step 4: Verifying the OC

Non-negotiable: Demand to see the Occupancy Certificate before signing the possession letter.

  • OC should be issued by PCMC (Pimpri-Chinchwad Municipal Corporation) or PMC depending on the specific location of Panache
  • OC number should be visible on the document
  • Verify the building address and wing/tower number match your unit

Why OC matters: Without OC, you cannot legally occupy the flat, and you cannot get a permanent electricity connection in your name. Temporary connection works, but is not a substitute.


Step 5: Registration at Possession

Panache is under-construction — if you booked under an Agreement for Sale (AFS), you now need to register the sale deed at the Sub-Registrar office.

Documents required:

  • Original AFS
  • All payment receipts
  • PAN cards (buyer + seller representative)
  • Photos (buyer + witnesses)
  • Stamp duty payment challan
  • Registration fee payment

Costs at registration:

  • Stamp duty: 6% of market value (or agreement value, whichever is higher) if not paid earlier, or balance if partial payment was made at AFS
  • Registration: ₹30,000 (flat)

Note: If you paid stamp duty at the time of AFS registration, only the balance (if any based on current circle rate vs agreement value) is due now.


First 30 Days After Keys

Week 1:

  • Apply for electricity connection in your name (MSEDCL or Tata Power — confirm which utility covers Panache)
  • Apply for piped gas connection if applicable
  • Measure all rooms for furniture planning

Week 2:

  • Society formation — attend the inaugural general body meeting. Vote on the managing committee. Get your share certificate application filed.
  • Collect the occupation certificate copy for your records

Week 3:

  • Interior work can commence after possession (flooring changes, painting, electrical modifications — all require society NOC)
  • Register in Lodha’s resident app if available for maintenance requests

Week 4:

  • First maintenance bill will be raised. Verify it matches the agreed rate.
  • Get building insurance arranged (separate from home loan insurance)
