When buyers are priced out of Warje, Kothrud, and Sinhagad Road, they look 5–8 km further south and find Narhe and Dhayari — two contiguous localities that offer genuine affordability in south Pune without compromising on neighbourhood quality or infrastructure access. At ₹45,000–₹55,000 for a 2 BHK, these are among Pune’s last affordable new-launch corridors within the PMC limit.


Where Are Narhe and Dhayari?

Narhe is a south Pune locality on the Sinhagad Road corridor, approximately 12 km from Pune Railway Station. It borders Ambegaon Pathar to the south and Dhayari to the west.

Dhayari is immediately west of Narhe, toward the Katraj-Dehu Road Bypass. Together, they form a contiguous residential belt that is increasingly being treated as a single micro-market by developers.

Investors targeting PMAY/affordable housing segment: Narhe/Dhayari has several projects registered under PMAY criteria; interest subsidies of ₹2.67 lakh under PMAY-CLSS (Credit Linked Subsidy Scheme) apply to eligible first-time buyers for homes below ₹45 lakh. This makes the effective cost even lower.

Katraj–Dehu Road Bypass: Already operational; Dhayari has quick access to this bypass, which reduces travel time to Hinjewadi via Pune-Bangalore Highway route to approximately 25 minutes (bypass route vs. city route).

Risk: Infrastructure timelines in Pune are frequently delayed. If the Sinhagad Road widening or Ring Road alignment changes, the appreciation thesis weakens. Narhe/Dhayari is a 7–10 year horizon play, not a 3-year flip.

  • PMC vs. PMRDA jurisdiction: Some plots in Dhayari’s western fringe fall under PMRDA, not PMC. PMRDA properties have different approval processes and slightly different amenity standards — clarify which authority governs your specific plot.
  • Water supply: Narhe/Dhayari’s PMC water supply infrastructure is developing. Check if the society has PMC pipeline water or relies on tankers. New projects should have PMC pipeline connections — confirm.
  • Road access: Internal roads in some Narhe pockets are still being developed. Drive to the site on a rainy day before committing.
  • School admissions: For families prioritising Vidya Valley or other top Narhe schools, confirm admission availability (heavy demand, book admissions early).
