North PCMC Emerging Zones Guide 2026 — Dighi, Charholi, Moshi, Chakan Belt

North PCMC’s Industrial Belt Residential Market

North PCMC — Dighi, Charholi, Moshi, and the Chakan-Dehu Road belt — is a different market from the Hinjewadi-facing south PCMC zones. The demand driver here is industrial employment: Bhosari MIDC (1.5 lakh+ workers), Chakan MIDC (manufacturing hub), and the Alandi Road logistics corridor. IT professionals largely don’t commute to these zones. The buyers and tenants are supervisory and technical staff at manufacturing plants, and first-time buyers seeking PCMC’s lowest prices.

Zone-by-Zone Overview

Dighi — Alandi Road Industrial Residential

Position: North PCMC on Dehu-Alandi Road, 8 km north-east of Pimpri

Prices:

  • Studio: ₹20–30 lakh (₹3,800–4,800/sq ft)
  • 2 BHK: ₹32–48 lakh
  • 3 BHK: ₹48–68 lakh

Employment access: Bhosari MIDC (5–7 km), Chakan (15 km), Talawade STPI (10 km)

Thesis: PCMC’s most affordable zone outside Dehu Road. Deep value for Bhosari MIDC workers. No near-term Metro or IT corridor catalyst — pure industrial belt play.

Charholi — Alandi Road North, Pre-Bhosari Zone

Position: North-east PCMC on Alandi Road, adjacent to Dighi and Bhosari

Prices:

  • Studio: ₹22–34 lakh (₹4,000–5,200/sq ft)
  • 2 BHK: ₹38–52 lakh
  • 3 BHK: ₹55–72 lakh

Employment access: Bhosari MIDC (3–5 km), Chakan (18 km), Talawade STPI (8–10 km)

Thesis: Slightly more connected than Dighi. Chakan MIDC’s expansion (EV and auto manufacturing growth) is the long-horizon catalyst. Expected CAGR: 7–9% over 2026–2033 as Chakan industrial output grows.

Moshi — BRTS Corridor, Near Bhosari

Position: North PCMC on BRTS corridor, between Dehu Road Cantonment and Bhosari

Prices:

  • Studio: ₹25–35 lakh (₹4,200–5,500/sq ft)
  • 2 BHK: ₹38–52 lakh
  • 3 BHK: ₹52–72 lakh

Employment access: Bhosari MIDC (3–5 km), Pimpri MIDC (5–7 km), Talawade STPI (6–8 km)

Thesis: Better connected than Dighi/Charholi via BRTS. Moshi has established residential stock and active rental demand. Expected CAGR: 7–9%.

Chakan Belt — Far North Industrial Zone

Position: 20–25 km north of Pimpri on Pune-Nashik Highway (NH-60)

Prices:

  • Studio: ₹18–28 lakh (₹3,200–4,500/sq ft)
  • 2 BHK: ₹28–42 lakh
  • 3 BHK: ₹40–58 lakh

Employment access: Chakan MIDC (direct — 1–5 km), Bhosari (20 km), Hinjewadi (35 km)

Thesis: Pure Chakan industrial play. Massive EV manufacturing growth (Tata Motors, Volkswagen, Bajaj). Sub-₹30 lakh 2 BHK. Long-horizon (8–10 year) investor only.
