Paranjape Schemes (Construction) Ltd is one of Pune’s oldest and most established private developers, founded in 1987. Unlike the national brands (Godrej, Kolte-Patil, Rohan) that have Pune as one of several markets, Paranjape Schemes is a Pune-focused developer — and that concentrated focus shows in their deep understanding of specific Pune micromarkets, particularly Kothrud, Bavdhan, Sus Road, and more recently Pashan.

Common areas: Well-maintained in completed societies. Paranjape’s completed projects in Kothrud and Bavdhan consistently receive positive resident feedback on common area maintenance and garden upkeep.

Specification adherence: A key differentiator. Paranjape’s construction broadly matches the brochure spec at possession — carpet area and specification changes at handover are less common than with smaller Pune developers.


Delivery Track Record

Strengths: In 35+ years of Pune operation, Paranjape Schemes has not had a case of project abandonment. All announced projects have been delivered, albeit with delays.

Delays: Paranjape projects typically run 6–18 months beyond the initially stated possession date. This is unfortunately normal for Pune developers. They are not in the “egregious delay” category (24+ months) but buyers should not rely on the first promised date.

OC compliance: Strong track record. Paranjape projects consistently obtain Occupancy Certificates — a non-negotiable marker of credibility. No major OC non-compliance cases in their history.

RERA record: Check the specific project RERA number on MahaRERA. Paranjape’s RERA filings are generally complete and updated on time — a green flag.


Price Positioning

Paranjape commands a 10–20% price premium over comparable local Pune developers in the same micromarket — justified by their track record, OC compliance, and finishing quality. They are priced approximately:

  • Below Godrej Properties (Godrej commands a 15–25% national brand premium)
  • At par with Rohan Builders (both are mid-premium Pune-focused developers)
  • Above Goel Ganga Developments and Puranik Builders (value tier)
  • Below Kumar Properties and Panchshil (true luxury positioning)

The Paranjape premium is generally justified for buyers who value delivery certainty and specification adherence. For buyers purely optimising price per carpet sq ft, Goel Ganga or Puranik Builders in similar zones offer cheaper entry.


Who Should Buy From Paranjape?

Strong fit:

  • Buyers targeting Kothrud, Sus Road, Bavdhan, Pashan — Paranjape has 30+ years of micromarket knowledge and relationships in these zones
  • Buyers who prioritise delivery certainty and OC compliance over maximum space-per-rupee
  • Buyers in the ₹70 lakh–₹2.5 crore range who want a mid-premium developer with a proven legacy
  • NRI buyers who need developer trustworthiness due to remote decision-making

Less ideal fit:

  • PCMC buyers (Wakad, Punawale, Ravet) — Kolte-Patil or VTP Realty are better positioned in those zones
  • Budget buyers under ₹60 lakh — Paranjape’s minimum price point in their active projects is typically ₹70 lakh+ for 2 BHK in 2026
  • Buyers seeking maximum yield on studio/1 BHK investments — their studio product exists but their strength is in larger configurations

Red Flags to Watch

  1. Project-specific delays: Always check the specific RERA extension history for any Paranjape project you’re considering. Some projects have had 12–18 month extensions.
  2. Parking allocation: In some Paranjape Kothrud projects, the number of covered parking bays at handover has occasionally been less than anticipated. Confirm parking allocation in writing.
  3. Maintenance corpus: Paranjape societies generally form well, but maintenance charges post-OC can be higher than initially quoted in some projects. Ask about the projected post-society maintenance rate.

The Verdict

Paranjape Schemes is one of the two or three most credible local Pune developers in the mid-premium segment (the others being Rohan Builders and Kumar Properties at the luxury end). For west Pune buyers targeting Kothrud, Sus Road, Bavdhan, and Pashan, Paranjape is a safe and logical choice. The quality-delivery-OC combination is proven over decades.

Do not choose Paranjape purely on price — they are not the cheapest. Choose them because the zone fits your needs and the delivery track record reduces risk.
