How to Evaluate a Pre-Launch Offer

Five checks before any pre-launch payment:

  1. RERA registration number — Verify at MahaRERA.maharashtra.gov.in. Do not pay before RERA registration, regardless of discount offered.

  2. Bank approval list — Which banks have approved the project? SBI, HDFC, ICICI approval signals strong due diligence completed. A project with no bank approvals has not passed basic financial scrutiny.

  3. Developer OC track record — Check their past projects. Godrej, Kolte-Patil, VTP have delivered OC within 3–6 months of possession date nationally. Unknown developers have no track record to verify.

  4. Land title — Ask for the 7/12 extract and NA order. If the developer can’t produce these at pre-launch, the project’s title is not clear.

  5. Pre-launch discount reality — Pre-launch discounts of 8–15% are standard and reflect the execution risk premium you’re accepting, not free money. The discount compensates for 2–3 year wait and OC uncertainty.
