PMAY-Urban: What It Actually Is
PMAY (Pradhan Mantri Awas Yojana) is often misunderstood as a “free house” scheme. For urban buyers, it works differently — it’s a Credit Linked Subsidy Scheme (CLSS) that reduces your home loan interest through an upfront subsidy credited to your loan account.
You still take a normal home loan. The government pays part of the interest on your behalf — reducing your effective EMI.

“Annual household income” = combined income of all family members (applicant + spouse + dependent parents). For dual-income IT couples: both salaries are added.
How the Subsidy Works: Step by Step
- Apply for home loan at a PMAY-empanelled bank (SBI, HDFC, ICICI, Axis, PNB, etc.)
- Bank verifies PMAY eligibility and submits to Central Nodal Agency (NHB or HUDCO)

- Annual household income within your category (EWS/LIG/MIG-I/MIG-II)
- First-time home buyer — you or your spouse or dependent family members should not own a pucca house anywhere in India
- Property in urban area (PMC/PCMC both qualify)
- Carpet area within limits (MIG-I: ≤160 sqm = ≤1,722 sqft)
