What is carpet area as per RERA?
Carpet area under RERA is the net usable floor area of an apartment — measured from inner wall to inner wall. It excludes the area covered by walls, balconies, verandahs, and open terraces. Since 2017, all developers must quote carpet area in Maharashtra.
What is the difference between built-up and super built-up area?
Built-up area = carpet area + wall thickness + balcony area (roughly 10–15% more than carpet). Super built-up (saleable) area = built-up area + your proportionate share of common areas (lobbies, lift shafts, staircases, club house, etc.) — typically 20–35% more than carpet.
Why do older projects quote super built-up area but newer ones quote carpet?
Before RERA (2017), most developers quoted super built-up area, which made per sqft rates look lower. RERA mandated carpet area quoting. Older resale units may still reference super built-up — always convert to carpet for fair comparison.
What is a good loading factor for Pune apartments?
In Pune, loading from carpet to super built-up typically ranges from 1.20x to 1.35x. Compact mid-rise projects: 1.20–1.25x. Luxury high-rises with large amenity blocks: 1.30–1.40x. Anything above 1.40x is high — question what common areas justify the loading.
