Who is eligible for PMAY subsidy in 2026?
Households with annual income up to ₹18 lakh who do not own a pucca house anywhere in India. The scheme covers EWS (up to ₹3L), LIG (₹3–6L), MIG-I (₹6–12L), and MIG-II (₹12–18L) categories.
How is the PMAY subsidy credited?
The subsidy is credited directly to your home loan account by the lender (bank/HFC) within 3–6 months of loan disbursement. This reduces your outstanding principal, which in turn reduces your EMI or loan tenure.
Can both husband and wife claim PMAY subsidy?
No. PMAY subsidy is per household, not per individual. If the household has already benefited from any central government housing scheme, it is not eligible again.
Is PMAY still available in 2026?
PMAY-Urban 2.0 was announced in August 2024 with revised targets for 1 crore new homes by 2029. The Credit Linked Subsidy Scheme (CLSS) is part of this. Check with your bank's home loan team for current availability.
Does PMAY apply to resale / second-hand properties?
PMAY-CLSS primarily targets new construction and first-time home purchases. Resale properties may not qualify under all components. The Beneficiary Led Construction (BLC) component is for those building on their own plot.
