Frequently Asked Questions
What is the stamp duty rate in Pune in 2026?
In PMC and PCMC areas, the stamp duty is 5% base + 1% Metro Cess = 6% for male buyers. Female buyers pay 5% (1% concession). Registration fee is 1% of the agreement value, capped at ₹30,000.
Do women get a discount on stamp duty in Maharashtra?
Yes. If the property is registered in a woman's name (or a woman is the first applicant), stamp duty is 1% less than the standard rate in Maharashtra. On a ₹1 Cr property, this saves ₹1 lakh.
Is GST included in stamp duty calculations?
No. GST and stamp duty are separate charges. GST at 5% (without ITC) applies to under-construction properties; completed/ready-possession properties do not attract GST. Stamp duty applies to all registrations.
What is Metro Cess and where does it apply?
Metro Cess is an additional 1% surcharge on stamp duty levied in cities with Metro Rail — currently Pune (PMC/PCMC), Mumbai, Nagpur, and Nashik. It is included in the 6% figure shown above.
Is registration fee capped?
Yes. Registration fee is 1% of the agreement value but is capped at ₹30,000 for residential properties in Maharashtra. For a ₹2 Cr flat, registration is ₹30,000 (not ₹2 lakh).
